Evolution of prices and demand for holiday home in 2024 in Athens and mainland Greece

The average asking prices for the sale of holiday homes followed an upward trend, mostly in the first months of 2024, in the popular regions for buying a holiday home in Greece, as reflected by the SPI, the price index of Spitogatos, reports APE-MPE.
Country houses near Athens
Areas close to Athens are often a good choice for buying a holiday home due to the possibility of easy and quick access for residents of the capital and beyond. The rich coastline of Attica and the nearby islands are often attractive points for the acquisition of a holiday home, as stated in the survey. The highest average asking prices for the sale of holiday homes in the first months of 2024 are found in Spetses, Saronida, Poros, Anavyssos, Rafina and Aegina.
On the contrary, among the most economical areas to buy a holiday home near Athens are Marathon, Artemis, Kalamos and Eretria in Evia. The largest increases in average asking prices for the sale of holiday homes in the first months of 2024 compared to the same period last year were noted in Anavyssos (16.7%), Saronida (16.4%), Artemisa (17.0%) and Aegina (13.8%).
Holiday homes in the rest of mainland Greece
In the rest of mainland Greece, according to the same survey, Eastern Mani, Sithonia and Kassandra in Chalkidiki, Sivota and Methoni in Messinia are ranked in the areas with the highest average asking prices for the sale of holiday homes. Among the most economical areas to buy a holiday home in the rest of Greece are Akrata, Agria and Milies in Magnesia as well as Zaharo in Ilia. In addition, the largest increases in the average asking price of a holiday home in the first months of 2024 compared to the same period in 2023, were noted in East Mani (54.4%), Zagora Pelion (43.3%) and Nafpaktos (28 .0%).
Domestic and international demand for homes for sale in Greece
Domestic demand for homes for sale fell in the first quarter of 2024 by 4.2% compared to the same period in 2023, while an 11.8% increase is seen in international demand. The most popular areas to search for a home for sale for Greek prospective buyers are the suburbs of Thessaloniki, the center of Athens, the South and North Suburbs of Athens and the Municipality of Thessaloniki. In the suburbs of Thessaloniki, Greek buyers are more often looking for apartments, detached houses and maisonettes. In the center of Athens and in the Southern Suburbs of Athens, the most popular housing categories are again apartments, detached houses and studios. Finally, those looking for a home for sale in the Northern Suburbs are more interested in detached houses, apartments and maisonettes.
In terms of international demand, the most popular areas to search for a home for sale in the first quarter of 2024 are central Athens, Halkidiki and the Southern Suburbs of Athens. The countries of origin of prospective home buyers in the center of Athens are the United Kingdom and the United States of America. Prospective buyers are more interested in apartments, detached houses and studios.
Halkidiki is emerging as one of the most popular destinations in the country for both tourists and foreign buyers. The countries with the most searches for homes for sale in Halkidiki are Germany, Serbia and North Macedonia with prospective buyers looking more for apartments, detached houses and maisonettes. The United States of America, the United Kingdom and Germany are the countries with the greatest interest in homes for sale in the Southern Suburbs of Athens. The most popular housing categories in the Southern Suburbs are apartments, detached houses and maisonettes.
